De Haagsche Zwaan is an iconic multi-tenant office building in The Hague, located along the Utrechtse Baan. The building stands out due to its unique architecture, with the office section leaning forward 12 meters, its highest point reaching approximately 75 meters directly above the highway. The facade is made of steel and glass, with diagonal supporting elements that accentuate the design.
The building features three underground parking levels, four above-ground parking levels, and 21 office floors, offering a total leasable floor area of 18,500 m². The ground floor provides additional amenities such as a reception, brasserie, and gym.
On behalf of Arcadis, C2N conducted a Technical Due Diligence, focusing on the structural components, main load-bearing construction, building-related installations, and the site. This detailed analysis ensured that the building meets the highest standards and is future-proof.
