The renovated office building at Koningslaan 1, located opposite the Vondelpark in Amsterdam Oud-Zuid, was originally built in 1904 and previously served as a residential property. In 2022, it was transformed into a fully gas-free office building with 5 floors. All façades have been insulated and fitted with HR++ glass, while heating and cooling are provided by air-to-water heat pumps. The building is also equipped with a mechanical ventilation system.

C2N was commissioned by Fidelity International to conduct ESG Due Diligence in connection with a potential acquisition. The ESG report included a BREEAM-NL Quickscan, a Carbon Risk Real Estate Monitor (CRREM) assessment aligned with Paris-Proof targets, an EU Taxonomy assessment, and a review of Fidelity Real Estate's sustainability goals.

Based on these assessments, C2N provided advice regarding the ESG-related risks and opportunities associated with the acquisition. The recommendations contributed to the successful completion of the transaction, resulting in the building being added to Fidelity’s portfolio.
